About Calmora Living

Calmora Living exists to solve one specific problem: organizations moving people into Kyiv need accommodation that works the way their own operations do — invoiced properly, documented properly, and held to a standard that survives a procurement review. That standard doesn't yet exist as a dedicated product in the Kyiv market, which is why we're building it.

Founder

Dorin, founder of Calmora Living

Calmora Living was founded by Dorin, who brings nine years of hands-on experience in short-term and serviced accommodation management.

Before Calmora Living, Dorin spent nine years in London as an operations manager at a property management company, running a portfolio of up to 80 properties across the United Kingdom, Ireland, and Spain - with full responsibility for standards, compliance, and guest experience at scale in some of Europe's most demanding rental markets. He eventually founded Consensus Estate to manage international properties and clients. 

When launching Calmora Living, Dorin noticed: Western European operating standards do not transfer directly to Eastern European markets. Client expectations, local practice, and the legal environment are all different. A management model has to be built for the market it actually serves, rather than imported wholesale from London or Madrid.

That combination — nine years of European-standard operational discipline, plus first-hand experience adapting that standard to a different regulatory and cultural environment — is the foundation Calmora Living is being built on for Kyiv. The same discipline that ran 80 properties across the UK, Ireland, and Spain, now applied to a market that demands its own approach: Kyiv's corporate housing sector.

Vendor Compliance & Safety Documentation

Institutional guests do not book accommodation the way individual travelers do. Vendor registration, insurance verification, and safety documentation are prerequisites, not afterthoughts. This page documents Calmora Living's approach so your procurement team can evaluate us against your standard requirements.

Backup Power & Connectivity Standard

Every unit in the Calmora Living network is assessed against a fixed operational standard before onboarding: backup power (generator or UPS) sufficient to maintain essential systems during outages, and a minimum connectivity standard suitable for remote work.

Security Protocols

Controlled building access, documented emergency contact procedures, and — where applicable — a 24-hour support contact for guests. Full protocol documentation is included in our procurement pack.

Business Continuity

Calmora Living maintains a documented approach to service continuity, covering property substitution if a unit becomes unavailable and communication procedures during regional disruptions.

Procurement questions

Can Calmora Living complete our organization's vendor registration forms?
Yes. Vendor registration questionnaires, supplier self-certification forms, and due-diligence templates are handled directly rather than passed to a third-party agency. Send the template your procurement team uses and it comes back completed with supporting documentation attached.
How is accommodation invoiced?
Monthly or quarterly, per stay or per cost centre, against a purchase order where your process requires one. Invoices carry the reference fields institutional accounts-payable systems need. Nightly hotel-style folios are not used.
What happens if a unit becomes unavailable mid-assignment?
Property substitution is part of the documented continuity approach: an equivalent unit in the same or an agreed alternative district, with the move coordinated through your single point of contact rather than the guest.
Is backup power guaranteed in every unit?
Backup power sufficient for essential systems — lighting, connectivity, and a work setup — is a fixed condition for a unit joining the network, verified before onboarding rather than claimed at booking. The specific arrangement per building is documented in the procurement pack.
Does the safety documentation cover air-raid and shelter procedures?
Yes. Documented emergency procedures include the nearest designated shelter for each building and the alerting method guests are briefed on at check-in.
Can we place staff before your network is fully operational?
Requirements can be registered now, and they directly inform which properties enter the network first. No live availability is guaranteed at this stage, and we will not confirm a placement we cannot deliver.
